Frequently Asked Questions
To help you with your loft conversion or building project, we have listed here some questions that we are often asked and that might help you to decide how you should proceed.
1. When should I contact you for a quote?
You can contact us as soon as you think that you might want to go ahead with a loft conversion or other building work as we are happy to come round and advise you whether your property is suitable for the loft conversion, extension or other work. This is free of charge and you are under no obligation to ask us for a quote.
When you have plans in place, we can provide you with a free quotation for the work required.
2. Will you draw the plans for us?
We have worked closely with a number of architects in the area and would be happy to provide their details for you to deal with them direct, or we can instruct them on your behalf as part of a complete service. We are happy to work either way and will work closely with your choice of architect.
3. Willl Planning Permission be required?
It depends upon a number of factors and we will give you guidance when we visit your property. If Planning Permission is required, we will not start work on your property until Planning Permission has been approved.
4. What will your quote include?
We will provide you with a detailed scope of work within our quotation so that you fully understand what is included. We take care to ensure that the quotation is comprehensive for the task as detailed in the plans, from discussions with you and from our visit(s) to your property. Any uncertainties, eg depth of foundations, are detailed within the quotation. This quotation is then converted into a contract with further detail added to ensure that it describes all work included and any exclusions that you are contracting directly for.
5. What about Building Regulations?
We can arrange for Building Regulations or this can be done by your architect.
6. When can you start work?
We will let you know a likely start time based on our current bookings. There is likely to be a wait whilst we work through our currently approved projects. We will keep you informed of any changes to this estimated date, which can be affected by bad weather delaying work. We prefer to start when we can concentrate on your project as splitting our team between sites is inefficient, lengthens the time to complete the work and provides more upheavel than necessary for customers. So we would be grateful if you would understand this and be flexible with your start date.
7. How long will the job take?
We estimate the length of the job based on the work to be carried out, the time of year and our experience of similar work. We aim to finish within this time wherever possible otherwise we affect the start date of the next customer. Where circumstances beyond our control, such as bad weather, delay the work, we will try to catch up by working in the evenings or on Saturdays where this does not inconvenience you. If you request additional work, we will try to complete this in the original timescale but will let you know if it will delay completion.
8. When will I have to pay you?
We include milestone payments within our quotation, with a small starting payment on the day of commencement to cover the initial purchase of materials. All other payments are linked to progress of the work and will commensurate with the work that has been carried out at that point. We ask that you pay us promptly so that we can keep our costs down.
9. Will there be any extra costs?
If you change the specification or add additional tasks, we will discuss these with you and agree any change to the price.
10. What Warranty do you provide?
We provide a 10 year warranty against faulty workmanship. Should there be any problem, contact us and we will come round and sort the problem as quick as possible.
